Trade Centre South

Built in 1990, Trade Centre South is one of south Champaign's landmark buildings. But when Ramshaw Real Estate took over management in 2001, the reality of the situation did not match the reputation. There was low tenant morale, deferred maintenance problems, and several key vacancies.

Ramshaw's vision for the property took hold quickly. Every last square foot of the 120,000-square-foot property has now been remodeled, and every item on the exterior has as well, including a massive roof replacement in 2008. Ramshaw has filled 30,000 square feet of the property with new tenants.

The firm also purchased the adjacent property to the north, which it tore down to create additional parking for office workers from Wolfram Research and other Trade Center companies. Ramshaw also purchased the adjacent building that's home to Monical's Pizza on Kirby Avenue, which has undergone an extensive remodel in its own right. The list of the largest projects includes:
